The bank would just insist you have your property appraised by someone on their list and then only offer you a loan based on what he determined. They will not accept your appraisal, even if it was prepared by a professional and appears reasonably accurate to them.

 

Add that you even put a disclaimer on there that the banks do their own due diligence which they always do.
